TO BUYERS: We will strive to listen to the criteria communicated to us by potential Buyers, and diligently seek out the best possible properties that meet all that criteria, negotiating for them the best possible price, finding them the most value for the money, and representing them throughout the entire purchase process: from referring them to Lenders who will also represent their best interests, through the negotiation process, and all the way to the closing.
TO SELLERS: We will strive to obtain the highest possible price and in the fastest possible time. We will aggressively market and advertise all properties entrusted to us as if they were our own. We will always be available to answer calls, questions, and show the property 7 days a week. We go above and beyond what is normally expected and practiced in the Real Estate profession.
TO INVESTORS: We will strive to find the best possible opportunities that will not only bring the highest possible returns on Investment and highest income potential, but those properties that will also hold their value in fluctuating market trends. We will find properties that not only appeal to an Investor from an income standpoint, but those that will appeal to the general public as potential renters as well.
OUR ROOTS
Founded by Mike Pentel, Northstar Group Realty is located in Centennial, CO, a suburb of Denver. We have resided in the Denver metro area since 1978, having come from Minnesota, the North Star State, hence our name. We got our start by creating and operating a remodeling company in Minnesota, then here in Denver, called Northstar Painting and Remodeling. In 1980 we began buying HUD homes and other fix-up properties to renovate and resell. We became very successful at this business and along the way have developed a phenomenal network of contractors in every trade with whom we have built strong relationships because of their level of professionalism, skill, honesty, and reasonable pricing.
OUR SUCCESS
As we became more involved in the purchasing and renovation of Real Estate, we transitioned from for-hire contractors doing piece-work for individual homeowners, into more private Investors involved in purchasing, renovating, and selling properties for a profit. This became such a great success that in virtually every neighborhood we bought into, we not only realized significant profits, but we broke the record for the highest-priced homes that have historically sold! Because of our sales background, we sold many of these projects ourselves, but because we did not have access to the MLS (Multiple Listing Service) we had to find the bargains ourselves or else rely on Realtors to find them for us, most of whom were not familiar with the market and did not operate at a high level of competence and honesty!
OUR MOTIVATION
We found that most Real Estate "professionals" lacked adequate knowledge of the market, were incompetent in their ability to negotiate and market properties, lacked such basic skills as communication and current technology (such as computers & fax machines, graphic design capability, and even cell phones!), and in general were nowhere to be found at any given time, especially on weekends, and that it sometimes took days to get a return call! In short, this was appalling! So we lived by the old adage that "If you want something done right...do it yourself!" When we entered the arena of full-time professional Real Estate practice we wanted to provide the highest level of representation and professionalism to our clients and friends. We take this business very seriously because purchasing a home or investment property will be the most valuable physical asset anyone will acquire in their lifetime, and a Realtor could be the only thing making the difference between financial success, or foreclosure and bankruptcy and all the economic and emotional consequences!
During the 1990's the Denver housing market became one of the strongest and most desirable in the country, and by the mid 1990's the average home in Denver was about $100,000 higher than the national average. By the late 1990's the Denver housing market was one of the hottest markets in the nation, and housing inventory tripled in just 2-3 years and remains as strong today. It was at this time that we again changed our focus from the blue-collar world of renovations, to the white-collar world of Real Estate practice. This was because of two primary factors: first, our physical bodies were reminding us that we could not continuously do the things we could do 10 years earlier without feeling the effects; and second, we built up so large of a contact base who also wanted to become involved in renovation and investment, that we began to concentrate our efforts on helping others get started and become as successful as we have. Hence the development of Northstar Group Realty! We wanted to help others get started and achieve the same success and satisfaction that we experienced, not just financially, but also in knowing that we were leaving our corner of the world a better place both physically and economically in the form of better properties and higher values.
OUR EXPANSION
Because of the great demand and interest in Real Estate Investing and renovations, in the year 2000 we formed an informal group of people called Northstar Investment Group. This group consists of many first-time Investors as well as experienced repeat customers who regularly purchase various types of properties to either fix up and resell, or else to hold for income and investment. Unlike most other investment groups, ours is absolutely FREE to join and participate in, and in addition we have written and printed a comprehensive booklet of very useful and practical information about making money in the Real Estate market, which is also completely FREE! There are no memberships to purchase, no literature to buy, no commitments to make and no dues to pay! OUR TRAINING AND EDUCATION.........GRI, CRS
You may note several series of initials following the names of many Real Estate Professionals. What do these mean? There are several specific designations earned by and awarded to Realtors who have completed a prescribed curriculum of advanced classroom education and training, and who have distinguished themselves by performing at a top level of production in terms of a required amount of successfully closed transactions. The two most distinguished and most difficult to obtain are called the GRI and the CRS. We have obtained both of these prestigious designations:
GRI---Graduate Realtor Institute The Graduate REALTOR® Institute (GRI) symbol is the mark of a Real Estate professional who has made the commitment to provide a high level of professional services by securing a strong educational foundation. REALTORS® with the GRI designation are highly trained in many areas of Real Estate to better serve and protect their clients. GRI designees must complete a curriculum of no less than 15 full-day classes covering such topics as Ethics and Professional Practice, Listing Contracts, Selling Contracts, Brokerage Relationships, Advanced Law, Finance, Appraisal, Investments, Taxation, Marketing, Emerging Technology Applications, and more. Exams must be passed in each individual class in order to receive credit and advance. So it's more important than ever that you work with an agent who has a keen understanding of the ever-changing Real Estate business. The GRI program has helped the best and the brightest in the industry achieve that level of understanding. Only a fraction of all Realtors have applied themselves to obtain the GRI Designation. WE HAVE!
CRS---Certified Residential Specialist The Certified Residential Specialist (CRS) is the highest Designation awarded to sales associates in the residential sales field. The CRS Designation recognizes professional accomplishments in both experience and education. Since 1977 the Council of Residential Specialists has been conferring the CRS Designation on agents who meet its stringent requirements. In order to obtain the CRS Designation, Realtors must successfully complete at least 8 full-day classes covering topics such as Listing Strategies, Buying Strategies, Marketing Strategies, Contracts, Technology, Customer Service, Investments, and more. But that's not all! CRS Designees must also consistently produce at the highest level of success, closing a minimum of 75 transactions and/or a sales volume of at least $25 million dollars within a 5-year period. We are extremely proud to say that we have not only exceeded these production levels, but we accomplished it in LESS THAN HALF THE ALLOTTED TIME--2 YEARS! In Colorado alone there are 50,000 Realtors, but currently there are only about 34,000 active CRS Designees nationwide. Less than 4% of all Realtors ever achieve the CRS Designation! We are one of the 4%!

OUR STAFF
Mike Pentel is the managing Broker and owner of Northstar Group Realty. He has lived in the Denver metro area since 1978. He has been involved in Real Estate Investments and renovations since 1980. Previously he had also started and operated Northstar Painting & Remodeling, specializing in "Fix-and-Flips," buying distressed and foreclosed properties, then renovating and selling them; both for himself as well as a group of clients. This group has evolved into Northstar Investment Group, an informal group of many regular Investors making money in Real Estate Investing and renovating. Five years ago he has transitioned away from the Blue-Collar world to the White-Collar world of full-time Realtor, devoting all his time to Buying and Selling properties for our clients, while our group of construction and subcontractors does almost all of the physical work when necessary.
Debra Kline is our office manager. She too has been in the Real Estate Industry since 1982. She began her career in the back room of a title company, working her way through the ranks and performing every function involved in Title Insurance, Title Commitments and closings for several different Title Companies until finally becoming chief Closer and Branch Manager for LandAmerica Commonwealth Title Company in Aurora. She now does all of our closing presentations herself right in- house, and has conducted efficient closings for various companies for over 19 years for both residential and commercial properties. In addition, she has much experience and skill in the more difficult arena of foreclosures & REO properties, and has facilitated closings for Freddie Mac and Fannie Mae Real Estate auctioned properties. Her vast knowledge, expertise and the long-standing relationships she has developed with the people behind the scenes such as Lenders, Underwriters, Appraisers and Processors, as well as her organizational abilities all make her an invaluable asset to Northstar Group Realty.
DRK Construction is now our primary local licensed contractor that handles almost all of our renovations, repairs and maintenance on our investment properties as well as our Go-To Guys for any needs in the Blue-Collar world. That includes anything from replacing a leaky faucet for a client's listing, to kitchen & bathroom remodels and basement finishing, all the way up to complete gut jobs and full remodels, which we are in the process of doing right now for our Investment Client Group. Our crew is headed by Derrick BeDan, a licensed General Contractor and experienced renovator in his own right. Along with him is his wife Jennifer who handles the bookeeping and subcontractor scheduling. In addition we have a licensed Electrician, a licensed Plumber, and a comprehensive group of highly trained and skilled tradesmen to assure our properties show the absolute best they can to bring highest resale value.
